Jeff Grenz, Bredian Homes, Inc. and Chris Grenz, Grenz Homes, Inc. have released a recent study of sales of luxury custom homes, priced from $700,000 to over $1.6 million at HILLCREST in Folsom.

Over the past 12 months, approximately 40 custom homes, both new and resale, built by various custom builders, have been marketed for sale in Hillcrest and the new custom community adjacent, Terrazzo Estates.  Of the totals, eleven of those 40 have sold and closed during the past 12 months.

A bright spot in the statistic is that of the homes built by either brother, both new and resale, 80% of those homes offered for sale have sold, vs. 20% of homes built by other builders, both new and resale.

“In light of the tremendous competition for buyers, we have been lucky.  Our home owners have been fortunate to enjoy a sales rate 4 times better than others in the neighborhood.  Whether it’s our combined over 40 years experience in the business, following our father, Ray, around jobsites as kids, learning the subtleties of real estate from our broker mother or just plain luck, it’s hard to assign the success to just one factor,” says Jeff.

In 2007, the brothers Grenz each won awards for their homes...sweeping the entire custom home category under $1.6 million.
